Plumbing repairs and installations in Chigwell
Plumbing enquiries for Chigwell, Grange Hill and Chigwell Row, where large suburban houses, the village conservation area and rural lanes sit side by side.
What are homes like in Chigwell?
Chigwell was a farming village for most of its history and became largely suburban during the twentieth century, much of it between the wars. Today it is known for large houses on generous plots, especially along Manor Road, Hainault Road and the High Road. Many have been extended, sometimes several times, with new wings and loft rooms.
The old village around the church is a conservation area. Grange Hill, towards the Redbridge boundary, includes the Limes Farm estate, while Chigwell Row to the east stays wooded and mostly rural.
What plumbing comes with larger houses?
A house with four or five bathrooms asks a lot of its water supply. Common questions are:
- showers that weaken when two are running at once
- long waits for hot water at the far end of the house
- unvented cylinders that need their safety valves checked
- pipework from different extensions that never quite matches
If several bathrooms are on the wish list, mention it early. The incoming supply pipe and the hot water system both limit what can run together. Fitting or replacing an unvented cylinder is notifiable building work and needs a competent installer.
What about the interwar houses?
Detached and semi-detached houses from the 1920s and 1930s were usually built with a loft tank and a cylinder in an airing cupboard. Many have since swapped to a combination boiler, sometimes leaving redundant pipes behind. Leaks often come from old joints hidden in a boxed-in corner.
Are the village and Chigwell Row different?
Older cottages and listed buildings in the conservation area can need consent from Epping Forest District Council before pipework is run through original walls or floors, so ask the council before planning major work. Homes along the lanes at Chigwell Row may have long private supply pipes, and a few may have private drainage. Say so if yours does.
What about flats at Grange Hill?
In a block, the waste stack and the cold main are often shared. A leak from the flat above or a blocked shared stack is usually a matter for the landlord, freeholder or managing agent, as well as a plumber.
Does it matter which side of the boundary I live?
It can. The IG7 postcode district runs across the boundary between Epping Forest, in Essex, and the London Borough of Redbridge. To the east of Grange Hill is the large Hainault estate, built by the London County Council after 1945, much of it on the Redbridge side. Grange Hill itself grew up around the junction of Manor Road with Fencepiece Road and Hainault Road and stretches to the borough boundary. Where homes on either side were built as council housing, the same layouts were often repeated street after street, so a neighbour with the same type of house can be a useful guide to what went wrong in theirs.
The postcode alone does not tell you which council is yours, but your council tax bill does. That council is the one to ask about planning, listed building consent or building control, and if you rent from the council, it runs the repairs line you should ring first.
How does an enquiry from IG7 work?
You give us your postcode and explain the problem. If a local plumber covers IG7 and you agree, we send your enquiry to that plumber and nobody else. If no one does, we say so and your enquiry stops with us.
Who you will hear from
We pass your enquiry to one local plumber, if one covers your postcode. It is never sent to a list of companies. If nobody covers your postcode, we will tell you and will not pass your details on.
